Regarding your appointment time:

One thing I hate as a customer is being told a range like “8am to noon,” “noon to 4pm,” or “sometime on Wednesday,”. I even had a warranty repair recently on my microwave as well as two A/C service appointments that required me to be home between 8am and 5pm, so I make it my policy not to do that to others. I give a 2-hour arrival window that’s shorter than the industry average and strive to be as close to the start time as possible.

That said, I sometimes travel to three different counties in a day and lately driving times have increased due to traffic in our area. I may also run into things outside of my control that set me back — such as a difficult attic or two earlier in the day taking much longer than expected, or renters (who don’t have a vested interest in the inspection) arriving late to their appointments, which then causes me to fall behind the rest of the day. I make every attempt to be punctual, and if it looks like I’ll be more than 30 minutes before or after the start time given, I’ll send a text to let you know.

NOTE: If you don’t live at the property and are meeting me there, or you have someone meeting me (landlord, realtor, property manager, neighbor, family member, friend, etc.), please let me know in advance so I can keep you (or the person meeting me) updated if there are any issues earlier in the day. I’ll try to give you enough of a heads-up on my ETA so you can get there without waiting around for me.

When you made your appointment, you should have received two emails. One confirming your appointment date and time, and a second email with an invoice. Payment is due at the time of inspection. I accept cash, check, PayPal, Venmo and credit cards, however I prefer a check if it’s not too much trouble.

A Third Party is Paying (e.g., invoiced directly to a roofing company, lender, or third-nail installer)

If your inspection is being paid for by a third party (like a roofing or third-nail installation company), it’s because they’ve selected me from a pool of local licensed inspectors to perform your wind mitigation inspection. A few reasons this is common:

  • Any wind mitigation–related change to your property invalidates your previous report — a new inspection is needed to reflect the update.
  • These changes often qualify homeowners for insurance discounts — sometimes substantial ones.
  • Having a third party (me) perform the inspection avoids any conflict of interest, even though many contractors are certified to do their own.

A quick note, since it comes up a few times per year: on occasion some customers assume that because a contractor is paying, I must “work for them.” I don’t. My company is SWFL Home Inspector LLC. Who pays the invoice has zero bearing on what I report. I hold self-pay and contractor-referred inspections to the exact same standard — every item requires photos and approved documentation to back it up. There’s no “letting things slide,” for anyone. (And no, I won’t fudge a report for cash, airfare, and a beach house in a non-extradition country either. Kidding. Mostly.)
